All across the country, many homes that were built before the 1960’s have wood sash windows. These windows have sloped wood sills outside to drain water away from the window. In addition, there is wood trim on the sides and across the top of each window. By replacing the wood sashes with a vinyl pocket window, the energy efficiency of the window increases tremendously, drastically reducing heating costs during the cold winter months. Another benefit of the vinyl windows is the fact that they are virtually maintenance free. No more painting or having to recondition them like you do with wood.

But, what about the wood that surrounds your windows on the outside? You have that wood sill on the bottom, and the brick molding around the edge of the opening. You still have to maintain that periodically or, in some cases, replace it due to deterioration. One of the solutions to the problem is to wrap the wood with aluminum. Certainly, aluminum is a more durable material than wood. But, aluminum has to be painted, so you are still dealing with a paint issue. Also, a homeowner cannot install the aluminum without a special bending tool and the knowledge of how to use it properly. So, you have to hire a professional. But now there is a product that is maintenance free, and can be installed by the homeowner using basic tools. Not only that, but the end result looks better than the aluminum process.

By covering your wood with vinyl, you eliminate the need to ever paint or replace your wood again. Even if you have some rot in the wood, you can repair the damaged wood with filler, then install the vinyl cover, and your window sill will look like new. You need to remove any paint that is peeling before attaching the trim. You cut the sill wrap extrusion with a chopsaw or hacksaw, and you cut it 1 1/2″ longer than the sill itself because you have to attach caps on the ends. The sill piece has to be notched to fit around the brick molding on each end. You accomplish that with a jigsaw or hacksaw. You have to use an extreme weather adhesive, like Dynaflex 230 from DAP.

If you use an adhesive that can’t withstand sub freezing weather, the vinyl can come loose from the wood. The trim that covers the brick molding and surrrounding wood is an L-Shaped piece, and comes in several sizes to fit most applications. It can be ripped down using a table saw, jigsaw, or simple plastic cutting tool. So, no matter what size wood you have around your windows, the L-Angle trim will fit.

The decision between wood and vinyl windows is usually quite easy. With today’s low or no maintenance products designed to last for 50 years, it would be hard not to immediately make the choice for vinyl windows. There are some things to consider before you jump in with both feet.

There are a wide variety of vinyl windows available, be it crank out, slide by, or tip out you need to consider the quality of the hardware. If the opening mechanism fails a couple years down the road you’ll be back to square one. Also consider where the window is placed, on a second story you want to be able to clean the window from inside the house. There are a number of window styles that accommodates this quite well. Don’t immediately invest in the cheapest windows you find, take a serious look at the quality. Strength of the vinyl casing, insulated glass, good quality hardware, all very important details. Generally you get what you pay for, so don’t be swayed by a cheap window.

Another very good choice would be a vinyl clad wood window. This gives you the no maintenance of vinyl and the solid strength and feel of wood.

In an older craftsman style home the desire to maintain the quality and warm feeling of high quality woodwork would be a compelling reason to choose wood windows. The desire to maintain that original craftsman feel, where you feel like you are the caretaker of a fine piece of art. You don’t want to stick a vinyl window in a home of such old world quality. It would stick out like putting a sun roof on a classic Rolls Royce, it just doesn’t belong there.

Replacing Wood Windows With Vinyl Replacement Windows

Remove all shipping materials from the window. Now, if you are installing several different sizes, make sure you are putting the correct window in the correct opening. You need to put the window into the opening to make sure it’s going to fit, then remove it and run a bead of caulk on the face of the outside blind stop where the window will rest. You don’t want to apply the caulk, only to discover the windows are too big. It’s worth the extra few minutes to make sure it’s going to fit. Lift the window and set the bottom in first. Then raise the top until it rests against the outside blind stops. Sometimes, when raising the top into position, the window frame will hit the top of the wood frame. You need to tap down on the top of the vinyl frame while keeping pressure towards the outside.

Once you determine that it’s going to fit, remove the new window and set it aside. Run a bead of caulk on the face of the outside blind stops. White latex painters caulk works fine. Raise the window into position again. Now have your helper hold the window in position while you raise and lower the sashes, making certain that the window is square in the opening. Remember how you ordered the windows 3/16″- 1/4″ shorter than the tightest measurement? This is where you use this space to adjust the frame to be the most plumb and level. Get a box of popsicle sticks and wood coffee stirrers at the grocery store. The coffee stirrers are about 1/16″ thick, and the popsicle sticks are approximately twice as thick. You want to put the shims in the four corners. Then caulk the gap on both sides and along the top before installing the inside stops. I don’t recommend putting any screws in the sides, but you can put one screw in the top center and one in the bottom center. You really dont have to use any screws in this kind of installation, since the shims will eliminate any side play, and the caulk on the blind stops will hold the frame in place as well. Remember, we still need to re-install the inside stops.

Before installing the inside stops, remove all the old nails and replace them with new nails. A 1″ finish nail is fine. Before installing the inside stops, scrape all old caulk off the stops. Then, while your helper holds the window in place, nail your stops back on. If the window has 4 stops, install the shortest ones first. That way you can bend the longer stops into place between the two short ones. Use a nail punch to sink the head past the surface of the stop. If you have several windows to do, i suggest doing the first window to this point before going to the next. How frustrating would it be to have a helper removing the old sashes, only to discover that the windows aren’t going to fit!? If the first one goes in fine, then you can send your helper ahead of you to start removing old sashes. The best way to avoid the nightmare of having a bunch of new windows that won’t fit is to make sure you measure CORRECTLY. Remember, tight minus 1/4″ on the width and height should be fine.

Finish the inside by caulking the area of the inside stop where it meets the casing, and the point where the stop meets the new frame. Fill the nail holes in the inside stops with caulk to hide the nail heads. Now it’s time to finish the outside. A quality replacement window will either have a sloped frame to match the slope sill, or it will come with an insert that fits under the new frame to fill the gap created by the sloping wood sill. If you buy a lower grade window that doesn’t come with anything to fill the gap underneath, you can buy some wood trim to fill the space, or you can get a flat vinyl trim that attaches to the face of the bottom of the new frame. The flat trim is available on my website under the “shop” tab. Once you cover the bottom gap, it’s time to caulk where the outside blind stops meet the vinyl frame, and where the bottom gap filler meets the wood sill.

That’s it! You’re done! You can buy accessories to cover your old wood sills with a vinyl wrap extrusion. That can also be found on the website under the “Purchase trim” tab. Simply put windows…are what you put in the holes in your house. Think about that. Holes in your house. It seems to me that if you are going to have holes in your house, you want a very good quality window to prevent the those holes from letting the conditioned air out and the cold air in and rain from destroying the interior of your house.

Their are three basic categories of windows:

Wood
Aluminum
Vinyl

I will discuss wood windows in particular in this post and specifically clad windows as very few people wish to put unclad windows in their house due to the added maintenance of having to paint them every 3-5 years.Wood windows are made of wood, (primarily pine) but are sold primarily with a cladding on the exterior to reduce the exterior maintenance requirements that attach to all windows (no painting). The cladding is typically Aluminum, however their are increasing options in this regard in the form of extruded and sheet noble metal claddings such as Bronze, Copper and Zinc.

The last 3 materials are generally sold only on custom windows which are very expensive and typically can only be justified on hard budgets of over $ 400 PSF. If your like me (and most others) you will not be building a home in this range.

However, there are a few copper alternatives manufactured by commodity window manufacturer’s that might in fact fit into your budget. I will discuss these in greater detail in a later post. Anyway back to clad wood windows.

The best known names in this field (due to huge marketing budgets) are Anderson, Pella, Weathershield, Jeld-Wen and Marvin. They probably comprise about 65% market share between them and each of them have their own specific advantages and disadvantages. Only a careful review of the features and benefits of each window will reveal what is best for your project. A brief description of the features that I consider important when reviewing the various windows follows below:

Anderson - unique in that the wood window made by Anderson is clad with a PVC vinyl cladding. The cladding is bound to the wood substrate with an adhesive type mechanism which has shown effective, but in some extreme climates worries me that it could detach.

The window is backed by a top-notch warranty and I have anecdotal experience that the company takes its warranty obligations seriously. A good thing indeed. There was manufacturing problem with the welding of the corners of the vinyl cladding some years back on a lot of windows that made its way to Colorado. I was selling Anderson windows at that time and know that the Company spent a very healthy sum of money to find the windows with the problem and fix them before the owners knew there was a problem. It is not that usual to see this kind of pro-active attitude in any company.

The other features of the window include a proprietary glazing system that will require that you will always have to go the Anderson for replacement and a reticence by the company to put breather tubes in their glazing system (critical in high altitudes). Anderson is the largest manufacturers of windows (under one brand) in the U.S. Anderson sells their product through a dealer network composed of lumber yards, window dealers and home-improvement contractors. Anderson mow also sells a line of composite windows made from the waste wood derived from manufacturing its wood windows,

Pella – Pella manufacturers windows clad and unclad in Iowa and markets them through primarily authorized distributors although they have recently started to distribute their builder grade line through Home Depot. The Pella product is distinguished by the availability of buit-in roll-down insect screens, between-the-glass window blinds and and an exclusive distributorship for the clearest window screening material made in the United States.

Pella’s clad system is roll-formed and loosely attached which can cause problems such as “oil-canning” in very hot climates and the possibility of condensation forming underneath the cladding in high-humidity locales leading to rot of the underlying sash. Otherwise Pella makes good quality window. Pella now manufactures a line of composite windows which show promise from a performance perspective.

Jeld-Wen - sells wood windows under a variety of brand names including Jeld-Wen, Pozzi, Wilmar and a few others. All of these brands were more or less regionally well-known brands and Jeld-Wen has made a weak effort to unify the brands either from a marketing perspective or from a manufacturing perspective from what I can tell. The various brands have quality reputations that you will have to judge for yourself. The Jeld-Wen moniker is a holding company for a broad range of construction products that make Jeld-Wen a very large presence in the construction products category, a great many of them in the commodity category. They are an excellent manufacturer.

Marvin – is an old line family owned firm that manufactures a broad line of wood windows and composite windows. One of the distinguishing features of the Marvin brand is that the aluminum clad version is actually an extruded aluminum sash with a Wood insert to the interior. This scenario is also a feature of the Weathershield line and the Window Technologies line in the Midwest. This method makes for a more rigid sash, and eliminates the possibility of oil-canning and reduces the chances of moisture forming under the cladding. It also places a barrier dead air space underneath the sash which should add somewhat to its performance in cold climates.

These are the (4) largest manufacturers of wood windows in the United States based on market share. The relative value of their products is affected by a range of factors that will make your choice dependent on your specific needs. There are also a great many regional manufacturers that make good quality windows that will be equally prevalent in your locale. I will discuss those in another post.

My personal selection for the highest quality wood clad window available would be Loewen Windows. Loewen is a Canadian company that is based in the far Northwest so I am not sure you will find them widely distributed in your area of the country. A few things that distinguish the design of the Loewen is that it is built out of Vertical Grained Doug Fir which is a moderately durable wood (better than pine) and is more beautiful than pine if you are staining the interior.

The window also is designed to meet the Canadian standards for Air infiltration which are the toughest in this hemisphere. The window is very well made and they are still a small enough company that customer desires and satisfaction are central to the operation of the company. I would highly recommend them.

Dual pane windows are great to reduce energy loss and to make homes more comfortable by insulating against noise and drafts. But when moisture forms between the panes of glass, homeowners usually have no idea whether to call a window expert, the local glass company or a general handyman.

Q: One of the dual-pane windows in my kitchen nook has developed moisture streaks between the panes. My house is ten years old and this is the first time something like this has happened. Do I absolutely have to replace the window? Or can I wait until later in the summer after the moisture has dried out, then caulk around the inside and outside of the window? Or do you have another suggestion?

A: The window does not have to be replaced but the glass thermal pane unit does. Once seal failure between the glass has occurred, caulking the inside and outside of the unit will not stop moisture from penetrating into the unit. Subsequently, the unit needs to be changed.

If it is an aluminum window, your local glass company can change it out. But if it is a wooden window, you should contact a wooden window expert. Some brands of wooden windows are very tricky to take apart to replace the glass, and most people are unfamiliar with the proper technique to dissemble and replace the glass to prevent future seal failure.

Q: What causes seal failure between dual pane glass?

A: There are basically two causes of seal failure. One is constant soaking of water that is trapped under the glass unit, which breaks down the sealant between the glass. The second cause, which I believe is the most common reason for seal failure in aluminum windows, and especially in wooden windows, is that moisture is allowed to penetrate through the sash and is trapped under the thermal pane unit, at the bottom. Those few nights that we get in the winter when it freezes, the moisture under the unit freezes and expands, subsequently popping the seal between the two panes of glass.

On aluminum windows, not much can be done to prevent that problem. But on wooden windows, a top quality semi-glass latex enamel paint should be applied to the sash, with 1/6 inch minimum paint onto the glass. Getting the paint on the glass will seal the sash to the glass and not allow moisture to penetrate into the unit.

Q: I'd like to replace the aluminum sliding door with double French doors. Is there anything I should take into consideration in making this decision?

A: Double French doors are beautiful and very appealing, especially when we see them in magazines but they are not very practical. One drawback is that when you want to leave the doors open, they take up wall space where you may already have furniture. Also, French doors do not lend themselves to having screens, which is another drawback. If the doors are directly exposed to the rain, it is difficult to seal them perfectly to keep the weather out.

A great alternative to double French doors are center swing patio doors. They look exactly like two French doors sitting side by side, but one side is fixed and cannot open. The other door swings open back against the fixed panel instead of taking up wall space. Not only do most brands of center swing doors come with a sliding screen, but they are also less expensive than double French doors.

If the doors are exposed to severe weather, the center swing doors offer a better and tighter weather seal than double French doors. Also, most companies offer aluminum or vinyl clad exteriors for maintenance free operation on the outside while the inside of the doors are wooden, which can be painted or stained to match your interior decor.
